The Vision for the site is to create a high quality residential development of up to 90 homes, providing a range of housing types including affordable housing, all in walking distance of the range of services located in Lutterworth.
Work has commenced on commissioning a number of technical studies to support the sites promotion and any future outline application for residential development. The outcome of the technical studies may result in changes to the illustrative layout as well as meeting up to date policy requirements.
The mix of housing is not fixed at this stage, but will include 40% affordable housing. The mix of housing will depend on local needs and will be determined by Harborough District Council. There may also be the opportunity to include homes to meet particular needs, e.g. homes for the elderly, downsizers and smaller properties for those looking to get on the property ladder.
The masterplan for the previous planning application is below. The vision is to create a high quality and sustainable residential development, which delivers a choice and range of house types and tenures located within an attractive setting, incorporating greenspace bringing biodiversity and recreational benefits.
Placemaking is at the heart of the illustrative masterplan with the inclusion of public open space, an equipped area of play and areas of distinct character throughout the development.
The Site will provide housing for Harbourgh’s needs as well as offering a well-designed place for future residents. The site benefits from it’s proximity and good pedestrian and cycle links to Lutterworth and it’s local facilities.
The Site is designed to have a distinctive character and identity, which will enhance green spaces to ensure a biodiversity net gain. The site has a flexible design to ensure a range of housing is provided, including 40% affordable, to meet local needs for those looking to get on the property ladder. The development will also provide financial contributions to help support local services and facilities such as healthcare and schools.
