THE SITE

The Site and Context


The site is located to the south east of Lutterworth. The Site, a single field with no environmental or landscape constraints is predominately surrounded by developed or land to be developed. To the north of the Site is a recent employment development, to the north west of the Site is a mixed use development comprising business, hotel and leisure uses and grocery store (Aldi), the area to the west of the site is characterised by predominantly residential uses and immediately adjacent is the disused railway. To the east of the site, beyond the M1, is agricultural land is part of allocation L1 East of Lutterworth Strategic Development Area which has a resolution to grant planning permission. The land to the south of the site comprises agricultural land. It is proposed that the development will be accessed via Swinford Road.

Harborough Local Plan


Hallam Land previously submitted a planning application for outline consent of up to 90 dwellings on the Site.

Since that time, the Council has adopted the Harborough Local Plan 2011-2031 and has subsequently commenced a review of this plan too, which was adopted in 2019. The current review emphasises the need to identify suitable housing sites. Hallam Land has put this land forward for potential future development to the District Council, through the Local Plan review process.

The Plan below shows the allocated development in Lutterworth which sits to the East of the proposed development. The development of the Site would be a natural addition to the allocations, supporting the delivery of Harborough’s housing need.

Facilities and Services


Lutterworth is identified as a Key centre within the Harborough Local Plan and is therefore considered suitable for additional residential development.
